Factory Regulations at Hsinchu Science Park

  • Ground coverage must be between 40 and 60 percent; volumetric ratio (ratio of total floor space to area of site) must be between 60 and 120 (200) percent (see Article 25 of Land/Building Lease and Sale Management Regulations).
  • Factory buildings must have some (offices) on the 2nd floors or above.
  • Factory sites must be set back 6, 8, or 10 meters from adjacent roads (see Article 25 of Land/Building Lease and Sale Management Regulations).
  • Factory entrances may not open onto industrial park roads with central dividers Each site is limited to two entrances. Entrances must be two lanes in width (see Article 6 of Land/Building Lease and Sale Management Regulations).
  • The number of parking spaces allotted in the auto parking facilities equals the total factory floor area divided by 22.5m2, or total number of personnel listed in investment proposal human resources plan less the number of operating personnel.
  • Parking areas may not be completely paved with asphalt or concrete (see Science-Based Industrial Park Landscaping Management Guidelines).
  • Corrugated asbestos paneling, simple steel framing and steel plates may not be used as building materials.
  • A factory's external design and color must harmonize with other buildings and the surrounding environment.

Standard Factory Amenities

  • Facilities: bathrooms, tea water rooms, fire alarm system, lighting system, and a dual-purpose freight/passenger elevator with a maximum load of at least 1,500 kg.
  • Power frequency: 60Hz
  • Voltage: 110 V, 220 V, 380 V, and other

Incubator Regulations

  • Every firm in the industrial park is generally allowed to lease one unit.
  • May be used only for R&D activities and office space.
